Founded in 2018, Atypio is now a recognized French player for its expertise in real estate asset management and hotel investment — a source of great pride for us.

In 2024, Covivio Hotels, a subsidiary of Covivio, chose us to manage 12 hotel real estate assets in France, previously managed and co-owned by AccorInvest. The latter was the owner and operator of these hotel businesses, signing long-term management contracts with the Accor Group.

As a specialist in hotel asset management, we select, renovate, and reposition projects to create sustainable living spaces, combining economic performance, operational rigor, and human commitment to clients and teams.

Faithful to a sustainable asset management approach, we currently manage 41 hotels and 27 restaurants under 10 brands, ranging from 2 to 4 stars, primarily under the Accor franchise.

Each hotel real estate project benefits from specialized expertise, almost always incorporating strategic renovations starting in the year of takeover, to maximize asset value and meet the evolving market expectations.

Investment in Hotel Real Estate project

Alongside equity and debt partners, we invest in hotel real estate projects by acquiring buildings and/or business assets, either in a majority or minority position, with a long-term asset management approach.

Identification and selection of hotel assets : Our team conducts strategic monitoring of hotel construction, acquisition, and sale projects to identify opportunities that align with our growth strategy.

Market analysis and feasibility : We assess each opportunity to ensure hotel profitability is in line with investors’ expectations.

Acquisition structuring : We support transactions from drafting the Letter of Intent (LOI) to real estate audits, including financial and legal structuring, in collaboration with our clients’ industry experts.

Equity partners and investment funds : BPI France, Eternam, Extendam, MCAPITAL Partners, Montefiore Investment.

Asset Manager

We work in collaboration with our investor clients to support the expected profitability of their hotel assets.

Our role as asset manager is to define and execute a comprehensive strategy covering revenues, expenses, and investments (CAPEX), in line with the defined objectives..

Project and works management : Selection of suitable hotel franchises, technical audits, repositioning, programming, and supervision of renovations, in partnership with trusted architects and project management consultants.

Between 2019 and 2024, Atypio Hotel Experience managed over 20 large-scale renovation projects, from brand repositioning to compliance upgrades.

Our ecosystem of specialized partners and our in-house Technical-Maintenance department ensure that each project is adapted to geographical needs, brand standards, and client expectations.

Real Estate Asset Manager

Our goal : ensuring the sustainability and profitability of hotel assets by combining operational rigor, brand strategy, and optimized management of costs and revenues.

As real estate asset managers, we oversee:

Operational management : Daily supervision of hotels to ensure efficiency and smooth operations.
